Netmo: Terms & Conditions

These Terms & Conditions (“Terms”) govern your use of Netmo (“Netmo”, “we”, “us”, “our”), including our websites, mobile applications, automation tools, and all associated services (collectively, the “Services”).

By creating an account, accessing, or using Netmo, you agree to be bound by these Terms.


1. Who These Terms Apply To

These Terms apply to all categories of Netmo users, including:

  • Landlords – individuals or companies managing their own rental units
  • Letting Agents / Property Managers – agencies or individuals managing properties on behalf of landlords
  • Service Providers / Contractors – maintenance personnel, repairs teams, cleaners, or operational users
  • Investors – individuals or entities with ownership or monitoring interest in properties
  • Tenants – where relevant, for maintenance reporting or portal functionality
  • Any individual accessing or interacting with Netmo

All users are bound by these Terms regardless of their role.


2. Eligibility & Account Responsibilities

To use Netmo, you must:

  • Be at least 18 years old
  • Provide accurate and complete information during signup
  • Keep your login credentials secure
  • Only add or manage properties and data you are legally entitled to manage

You are responsible for all actions occurring under your account.


3. Use of the Services

3.1 Free Tier – “1 Rental Unit Free Forever”

Netmo offers a permanently free tier granting access to 1 rental unit, for as long as the Netmo platform remains operational.

This tier:

  • Requires no subscription
  • Includes core management tools
  • May exclude AI and premium features
  • Applies to all user types
  • Cannot be transferred, monetised, or exchanged for credits
  • Remains free indefinitely unless Netmo ceases operation

Netmo may adjust which features are included in the free tier but will not remove the free entitlement to 1 unit.

3.2 Definition of a “Rental Unit”

A “Rental Unit” means a single rentable space, which may be:

  • A self-contained property (e.g., a house, studio, or flat), or
  • An individual rentable room within a shared property (e.g., an HMO or shared accommodation)

Each room in an HMO counts as one rental unit.

3.3 Platform Restrictions

You must not:

  • Use the platform for illegal purposes
  • Upload harmful, misleading, or inaccurate content
  • Attempt to reverse engineer or replicate Netmo
  • Misuse communications tools
  • Breach UK data protection laws while using Netmo

Violation may result in suspension or termination.


4. AI Features & Disclaimers

Netmo provides AI-powered tools, including:

  • AI tenant triage
  • AI-generated maintenance suggestions
  • Predictive insights
  • Automated workflows
  • Categorisation and tagging
  • AI-enabled communication assistance

4.1 AI Disclaimer

You acknowledge that:

  • AI outputs may be inaccurate, incomplete, or unsuitable
  • AI is not a replacement for professional, legal, financial, or compliance advice
  • You must verify any AI-generated output before acting on it
  • Decisions based on AI are your responsibility only

Netmo accepts no liability for:

  • Loss, damage, injury, financial loss, legal breaches, or compliance failures caused by AI misuse or reliance
  • Incorrect maintenance advice
  • Incorrect interpretations or predictions
  • AI-generated errors

5. Free Trial Period

New users may receive a 30-day free trial, which may include:

  • Unlimited rental units
  • Full AI access
  • Full feature access
  • Tenant application functionality
  • Automation tools

5.1 No Payment Required

Unless explicitly stated, no payment method is required during the trial.

5.2 Trial Expiry

At the end of the trial, premium features will stop unless a plan is selected.

5.3 Notification

Users will be notified before the trial ends.

5.4 Units Added During Trial

If you add more than 1 unit during the trial:

  • Your account will revert to the Free Forever Tier after expiry
  • Only 1 unit will remain active
  • Additional units will be placed into paused mode

Paused units:

  • Are not deleted
  • Cannot be accessed
  • Cannot use premium features
  • Can be reactivated anytime by upgrading

6. Subscriptions & Billing

Access beyond the Free Forever Tier requires a subscription.

6.1 Pricing

Pricing depends on:

  • Plan selection (e.g., Standard or Pro with AI)
  • Number of rental units
  • Whether you are a landlord or agent
  • Billing method (Apple IAP or Stripe)
  • Monthly vs annual payment

Prices are displayed clearly at checkout.

6.2 Billing Cycles

  • Subscriptions renew automatically
  • Annual plans may include discounts (e.g., “2 months free”)
  • Apple subscriptions are controlled by Apple, not Netmo

6.3 Adding or Removing Units

Adding units above your plan’s allowance will adjust your billing.

Reducing units does not entitle you to partial refunds.

6.4 Failed Payments

If a payment fails, Netmo may:

  • Retry multiple times
  • Limit access to premium features
  • Revert your account to the Free Forever Tier
  • Request updated payment details

7. Cancellation & Notice Periods

7.1 Cancelling Through Apple

For Apple IAP:

  • All cancellations must be done through your Apple ID subscription settings
  • Refunds and renewals are controlled by Apple

7.2 Cancelling Stripe or Direct-Billed Plans

  • You can cancel anytime through your Netmo account
  • Cancellation takes effect at the end of the current billing cycle
  • No pro-rata refunds are offered

7.3 Enterprise / Agent Agreements

Separate written agreements may include their own notice periods.


8. Data Ownership, Retention & Export

8.1 Data Ownership

All data you upload remains your property.

8.2 Data on Non-Upgraded Accounts

If you exceed the Free Forever Tier and do not upgrade:

  • Excess units enter paused mode
  • Data tied to paused units will be retained for at least 30 days
  • During this time, you may request a data export

After 30 days, Netmo may:

  • Store
  • Archive
  • Or delete the data

Netmo will provide notice before deletion.

8.3 Data Export Requests

You may request export of:

  • Property data
  • Tenant info
  • Documents and photos
  • Maintenance logs
  • Communications history

Exports will be provided in standard formats (e.g., CSV, ZIP, JSON, PDF).

8.4 Data Privacy Compliance

You must ensure that tenant and contractor data is uploaded lawfully and in compliance with GDPR.


9. Communications & Messaging Tools

Netmo may provide tools for:

  • Automated messages
  • Maintenance communication
  • Document sharing
  • Tenant updates
  • Agent-to-landlord messaging

You are solely responsible for reviewing and approving communications before sending them.

Netmo is not liable for:

  • Miscommunication
  • Disputes between users
  • Agreements made between parties using the platform

10. Service Providers & Third-Party Interactions

Netmo may facilitate communication or job assignment but:

  • Netmo is not a party to contractor agreements
  • Netmo does not verify, vet, qualify, or insure service providers
  • You accept all responsibility for the performance, safety, quality and legality of services delivered by contractors

11. Investor Access

Where investors are given visibility into properties:

  • Access may be read-only
  • Accuracy depends entirely on the landlord or agent
  • Netmo is not responsible for investment decisions or losses

12. Platform Availability & Modifications

Netmo aims for high uptime but does not warrant:

  • Uninterrupted access
  • Perfect functionality
  • Error-free services
  • Immediate bug fixes

We may change or discontinue features at any time.


13. Limitation of Liability

To the fullest extent permitted by law, Netmo is not liable for:

  • Loss of income, tenants, business or profits
  • Damage to property
  • Compliance failures or legal breaches
  • Landlord, agent or tenant disputes
  • Maintenance outcomes, injuries, or accidents
  • AI-generated errors or incorrect suggestions
  • Data loss or corruption
  • Third-party integrations
  • Indirect or consequential damages

Your sole remedy is to stop using the Services and cancel your subscription.


14. Indemnity

You agree to indemnify and hold Netmo harmless from claims arising from:

  • Data you upload
  • Misuse of the platform
  • Legal breaches you commit
  • Tenant or contractor disputes
  • Incorrect reliance on AI
  • Violations of these Terms

15. Intellectual Property

All software, designs, branding, and content belong to Netmo.

You may not copy, reproduce, resell or distribute any part of the Services.


16. Termination

16.1 Netmo’s Right to Suspend or Terminate

We may suspend or terminate your account if you:

  • Breach these Terms
  • Misuse the Service
  • Engage in illegal or fraudulent activity
  • Fail to pay your subscription

16.2 Inactive Free Tier Accounts

Netmo may archive or terminate free-tier accounts after extended inactivity.

We will provide 30 days’ notice and allow time for data export.


17. Updates to These Terms

We may update these Terms periodically.

Posting updated Terms on our website constitutes sufficient notice.

Continued use of the platform constitutes acceptance.


18. Governing Law

These Terms are governed by the laws of England and Wales.
Any disputes shall be resolved by the courts of England and Wales.
